Deposit and Payment Methods:

Bookings made directly with us may be paid by credit card: VISA^®, MasterCard^®, or American Express^®. A deposit will be required to hold your reservation. Upon making your reservation, we will email you the credit card charge authorization form to be printed, signed and emailed or faxed back. You also have the option to pay us by wire transfer.

All rentals will be subject to the renter (Tenant) signing a contract prior to occupying the unit. In advance of contract signature, pricing and policies are subject to change without prior notice. Pricing and policy changes after contract signature will be subject to relevant contract terms.

Occupancy Policy:

· The unit is licensed to accommodate a maximum of six persons (1 king size bed + 2 double beds).

· The Tenant may not at any time keep a pet in the unit or on the property.

· No smoking is allowed at any time in the unit.

· Kai Kotch is set in a tranquil, relaxing family-friendly vacation and residential area. No loudness or any other activity or behaviour that could be disturbing to other Tenants or neighbours, is allowed at any time in the unit or on the property.

· The Tenant assumes all risks of damage or injury to himself/herself, their guests, their property, and any other visitors to the unit.

Use of the property, grounds and amenities of Kai Kotch by renters, their families and guests are subject to the Hold Harmless Agreement which will be provided at the time of making your reservation. By renting Kai Kotch you agree to be bound by the terms of that Agreement.

· The Owner (and/or the property management) has the right to terminate the rental and evict the Tenant immediately if in the Owner’s judgment, any of these Policies are violated.
